Baringa is where this finish stops being a choice and becomes the rule. The suburb sits inside Aura, and the design essentials that come with every block generally do not permit plain or painted concrete driveways. Whichever concreter you use, you are choosing a decorative finish; the only real question is whose eye chooses the stone and whose hands do the wash.
The covenant, handled properly
Aura runs its own approval layer on top of the usual rules. Driveway plans go through the developer’s covenant process before work starts, crossover positions are fixed on the approved plans for the lot, and the finish requirements differ from release to release, so the wording that governs your block is the wording in your release’s design essentials, not a forum post. We read those documents before the quote is written and the approval timeline is built into the schedule, so the driveway is never the thing holding up the rest of the house.
Stone for streets with no shade yet
Aura’s streets are young; the trees are coming but the shade is not here yet. That pushes the stone conversation toward the paler end of the library: whites, sands and soft greys that shed heat and sit comfortably against the estate’s render palettes. A near-black driveway in full Baringa sun looks superb in June and punishes bare feet in January, and it is exactly the kind of thing worth talking through at the kerb before anything is locked.
New slab, new ground
Most Baringa driveways go in on freshly settled coastal plain, sandy fill compacted at handover; it drains well but still gets a proper compacted base under any slab we pour. The finish standard applies in full here, 25 MPa with steel throughout, and the surface is washed to the even reveal the estate’s streetscape deserves. Rates are the published ones, $135 to $150 per m2 for a driveway, and the estimator will give you a working figure against your plan measurements before the slab stage even books.
Sunshine Coast Council and the crossover in Baringa
Sunshine Coast Council runs a two tier system for the crossover, the strip of driveway inside the road reserve. A crossover that satisfies every item on the council’s self-assessment checklist needs no permit: check, build to the standard drawing, done. One that misses any item, wrong width, too close to a pit or pole, non-standard geometry, needs the council’s written approval before any work begins, and the application fee is set by the council each financial year.
Two details matter for this site’s work in particular. First, the council’s accepted urban crossover materials expressly include coloured and exposed aggregate concrete, so the decorative finish can run unbroken from the garage to the road edge; raised stamped patterns are not accepted. Second, replacing or modifying an existing crossover counts as construction, so a driveway renewal that changes the crossover’s profile, surface or dimensions is assessed the same way a new one is. The judgement call on which tier your job falls into is made at the site measure and put in writing on the quote.
