Nirimba carries Aura’s newer releases, and with them the tighter end of the estate’s lot mix: narrow frontages, villa blocks and driveways that have to look composed in a short run. On a wide block a driveway can afford a plain patch or an uneven corner; on a 3 metre wide ribbon between fence and garage, every square metre is on show. That is the argument for a finish that is designed rather than defaulted, which is convenient, because in Aura the covenant generally does not permit plain concrete anyway.
Small surfaces, chosen carefully
A villa-lot driveway is closer to a furnishing decision than a civil one. The stone reads from a couple of metres away, so blend and paste colour matter more here than on any acreage pour. Fine 10mm blends from the stone library keep a narrow run looking calm rather than busy, and running the same blend through the porch step or path ties a compact frontage together. Smaller pours carry their fixed costs across fewer metres, which the cost guide is honest about; pricing the driveway with a path or alfresco slab in the same visit almost always lands better.
The paperwork is part of the job
Nirimba blocks come with release-specific design essentials, developer covenant approval before work, and crossover positions already fixed on the approved plan, with narrower lots tapering to a single-width crossover. None of that should be your homework. The documents are read before the quote, the approval is sequenced into the build, and the quote states what the estate requires in writing.
Ground and timing
The ground is young coastal plain fill, compacted and free draining, and it still gets a full compacted base and steel under the pour per the finish standard. For owners coordinating with a builder’s handover, the pour is scheduled after the heavy trades are done so the new surface is never a work platform. Sunshine Coast Council and the crossover in Nirimba
Sunshine Coast Council runs a two tier system for the crossover, the strip of driveway inside the road reserve. A crossover that satisfies every item on the council’s self-assessment checklist needs no permit: check, build to the standard drawing, done. One that misses any item, wrong width, too close to a pit or pole, non-standard geometry, needs the council’s written approval before any work begins, and the application fee is set by the council each financial year.
Two details matter for this site’s work in particular. First, the council’s accepted urban crossover materials expressly include coloured and exposed aggregate concrete, so the decorative finish can run unbroken from the garage to the road edge; raised stamped patterns are not accepted. Second, replacing or modifying an existing crossover counts as construction, so a driveway renewal that changes the crossover’s profile, surface or dimensions is assessed the same way a new one is. The judgement call on which tier your job falls into is made at the site measure and put in writing on the quote.
